We are not a lender, a mortgage broker, or a financial adviser, and we are not acting for you. Nothing on this site is an offer or solicitation of credit, a recommendation of any lender, or advice about your own borrowing. Decide nothing on the basis of these pages alone; speak to a licensed mortgage professional.
Historical filings are not predictions. An approval rate describes applications other people made in past years. It does not tell you what any lender would do with yours.
Accuracy
Figures are derived from public federal filings and public branch registries, which contain their own errors and omissions and are published on a delay. Loan amounts are $10,000 bracket midpoints by law, so no amount here is exact. Our methodology sets out how each figure is computed and where it breaks down. We publish in good faith and correct mistakes when we find them, but we do not warrant that anything here is complete or current. If you spot an error, tell us.
Unlocking a market
Unlocking is free. You give an email address, we show you the full lender table for that county and loan type, and we may share your email and that interest with mortgage providers, as described in the privacy policy. There is no payment, no subscription, and no account. You can ask us to delete your data at any time.
Using the data
The underlying filings are public records and we claim no ownership of them. Our analysis, rankings, wording and design are ours. You may quote figures and charts with attribution to Fat Boy Data and a link to the page. Do not scrape the site wholesale, resell the compiled database, or present our analysis as your own.
Liability
The site is provided “as is”. To the extent the law allows, we are not liable for any loss arising from use of, or reliance on, anything published here. Nothing in these terms limits liability that cannot lawfully be limited.
Fair housing
Lending discrimination on the basis of race, colour, religion, national origin, sex, familial status, disability, or age is illegal. HMDA exists to make lending patterns measurable. If you believe you have been discriminated against, you can complain to the Consumer Financial Protection Bureau or the Department of Housing and Urban Development.
